What Is Pierson Pointe?

One challenge in the Wilmington community is affordable housing for essential personnel. Teachers, first responders, and healthcare professionals want to live in the area, but there is a shortage of housing options.

As part of Wilmington REALTORS® Foundation’s mission of improving the community, we have explored a program to create homes affordable for essential workers.

Through the Foundation, funding and zoning efforts have helped establish Pierson Pointe, a new community of workforce townhomes, which will allow teachers, first responders, and others to live in the community that they serve. Forty-eight workforce townhomes will soon be erected off Carolina Beach Road, south of Monkey Junction, as part of a program by the Wilmington REALTORS® Foundation.

The two-story attached single-family homes will be built on six acres of land on Carolina Beach Rd. The community is intended to house residents earning an area median income between 81% and 120%, as defined by the U.S. Department of Housing and Urban Development. To make sure that the Pierson Pointe Community remains affordable there are deed restrictions to purchase a townhome. 

Pierson Pointe Workforce Townhomes are a win-win for the community: Not only does the development provide housing for good citizens, it also keeps their income and spending in our city and county, rather than it being contributed to another area’s revenue and tax base.

John Ward Pierson, Founder of Wilmington REALTORS Foundation

Pierson Pointe is named in honor of John Ward Pierson, the Founder of the Wilmington REALTORS® Foundation. Pierson came to Wilmington in 1967 where he was well-known and respected in the real estate field for over 51 years. 

Each year, the Foundation also presents the John W. Pierson Humanitarian Award to a REALTOR® who has contributed time and money to local charities.

While the Foundation has made significant progress toward Pierson Pointe, more help is needed. The property requires infrastructure work before building can begin, and your donation can help accelerate this important effort.
